Please take a few minutes to review both the City of Dallas and State of Texas rules regarding rental properties and landlords to insure compliance.
Once reviewed, complete the questionnaire below so that we can make sure the lease on your investment property is completed correctly.
City of Dallas Requirements:
The City of Dallas requires landlords to register their properties with the City. Beginning on October 1, 2025, owners of rental properties (single-family homes, duplexes, and condo units) in the City of Dallas will be required to register their properties annually by submitting an online registration application, a non-refundable fee of $74 .00 and an annual Owner's Self Inspection Checklist with the affidavit for each dwelling or unit. The program also requires the City of Dallas to conduct a comprehensive inspection at least once every five years. You can register your property by clicking the link below. As a protection to landlords, the City of Dallas requires the Single Family Crime Prevention Lease Addendum accompany all leases. This allows landlords to immediately initiate evictions proceedings if the tenant engages in criminal activity on the property. We will include this addendum with the lease paperwork.
State of Texas (Property Code) Requirements:
The Texas Property Code requires the following:
That the property be rekeyed within 7 days of the start of the lease at landlord’s expense.
A smoke alarm must be placed in every bedroom and on each level of the property.
